If you are one of the people that have been waiting to buy, you are in luck!! The time is now. More and more we are seeing multiple offers on some great properties and record sales prices as well. I have had several clients that would ask “if it is a great deal why isn’t it sold?” and they would be paralyzed thinking that if no one else is interested then it must not be that great.

Now, it seems that all of those people realize that there are some really great values out there and they are snapping them up. Bidding wars and multiple offers are a sign that the tide is turning.  I recently sold a home in Port Royal that had had a lot of people looking and then all of a sudden there were 3 offers on the same day!

In some cases someone would say “I am not getting in a bidding war” and they will withdraw their offer. That did not happen, all three wanted the property. I have talked to other agents in the office and they are seeing the same trend with their clients.I was fortunate that my client got the home many times they don’t. It would seem this is what everybody has been waiting for great prices on great properties. Ocean front prices have it the level where they are starting to move at a brisk rate, 6 in the last 30 days totaling over $30 million dollars. It is an exciting time for sure.

If you are a buyer this is it. Don’t get caught on the side lines. I have seen more homes that people   expressed an interest in sell to someone else because of slow reaction time. There are a lot of great buys out there and they are starting to move.
