A motivated seller of property of Hilton Head Real Estate is facing an opponent in a buyer who has finally gained control of the marketplace after twenty one years of watching home prices continually rise. That perspective buyer today is bold and looking for the best possible bargain they can find. In addition they are often armed with a Realtor who understands the process of elimination. This means homes not properly presented to the market or surrounded by confusion will not make the final group of candidates even though in many cases they should qualify. Homes on Hilton Head that are poorly presented will not fare well early on in the real estate website search. In a military sense the sellers today are under attack by a very smart and patient buyer! If the buyer has signed a Buyer’s Agency Agreement, the seller is legally no longer represented by both Realtors and the buyer now has an agent negotiating solely on their behalf-certainly not in the seller’s best interests ( other than a fiduciary responsibility). Historical data tells us that trying sell your property by owner or listing on the Hilton Head MLS for 1% are strategies doomed for failure in low price, minimal activity, and in some cases crime activity. You owe it to yourself to market your property with the best possible tools. What I am trying to stress here is the importance of the seller in choosing the most effective representation available. For example, if you had to have a five way heart by-pass operation, would you choose the Cardiologist of the year at Johns Hopkins who just completed his 400th operation or the recently graduated medical student from Nebraska who is cheaper but has only read about these procedures? The answer is obvious. We can apply this example to home representation. The seller has an enormous responsibility in choosing the optimum representation with the complete process to sell their home at the highest price in the shortest amount of time. Your Realtor has to have the ability to fully comprehend the redeeming features of your property and successfully articulate or translate them to the market place. In addition, your Realtor must have the tools from his/her company to fully present your property to the total market place. The days of a friendly Realtor showing up with MLS flyers with weak company support are no longer acceptable. Let’s take a look at what I think is critical for a seller to be extremely successful in any market but in especially a timeframe of excessive inventory. These are the major steps I would take in choosing a Realtor for selling my own property:
