Buyers 1.) Find yourself a knowledgeable and experienced Realtor. Take the time to get to know your Realtor and let your Realtor get to know you. Finding the ‘right’ Realtor is the first step in finding the property that is ‘right’ for you. 2.) While it is good to shop around, don’t be afraid to pull the trigger. We have more inventory than we have seen in a long time. There is definitely something out there to fulfill all your wants and needs. This is a market where the quality of property and prices have never been better & there is so much to chose from. If you find that perfect piece of property that you & your Realtor think is a steal… then, steal it. The properties that truly are great buys are selling and selling fast! 3.) Work WITH your Realtor. Ask your Realtor to set you up on an Automated Property Search. It is a personalized website created just for you! It is set to meet all your property needs and is interactive with your Realtor. Now you can search for that perfect property with your Realtor while you are at you permanent residence in another state! By the of your next visit to our beautiful island, you will have your property punch list ready and the two of you can get straight to business! 4.) There is no doubt about it, there are plenty of short-sale and foreclosure opportunities out there and many of them have the potential to be an absolute steal! If… the conditions are right and you are willing to be very patient, a short-sale or foreclosure property may be right for you. Sellers 1.) Find yourself a knowledgeable and experienced Realtor. Take time to compare your Realtor to other Realtors, as well as their Brokerage Company. Finding the right Realtor is the first step in getting your property sold. 2.) If you have chosen a professional, knowledgeable, and experienced Realtor– trust your Realtor. If your Realtor asks you to paint the kitchen purple, don’t question it– just do it! You should be secure in that your best interests are being looked after. When the Seller & Realtor work together– goals can be accomplished. 3.) Be honest and upfront with your Realtor. Make your Realtor aware of your expectations and/or any special circumstances pertaining to the sale of your home. If you are in a precarious short-sale or foreclosure situation, notify your Realtor immediately! The rules of real estate change at this point and you will have to help your Realtor help you. 4.) Even though you think your property is worth more than what you are being offered (as it very well may be)- your property is only worth what a Buyer is willing to pay for it. We have witnessed all too many times where a Seller turns away offers, thinking something better to come along, only to settle for less money later. Ask any Realtor, and they will tell you that most often your first offer is usually your best offer.
