We all know it's a difficult market for sellers right now all across the country. With prices continuing to fall, buyers these days hold all of the cards. It seems like sellers just can't win, yet there may be a way that both parties buyer and seller can benefit.
I recently had a seller that had to sell for financial reasons, because off a recent job loss and he simply could not afford to keep his home or keep up with the payments. Realizing that he would have to live somewhere, he knew he could afford approximately $1,500.00 a month in rent. As we continued to try to sell his home, we realized you would'nt find a better tenant that the current owner! In many cases, this is a perfect situation for a future retiree who may be a few years out from actually retiring. As luck would have it, a couple came along that was 3 years away from retiring and they loved the idea that the current owner was willing to stay on as a tenant after the sale! Although the rent was a little low for this size home and the area, the seller (now a tenant) agreed to take care of all of the exterior landscaping, maintenance, and utilities. Having kept this home in fantastic condition throughout his ownership, the buyers knew they found the perfect tenant! In our current market you don't see a lot of situations where both parties get exactly what they want.......this one was truly a win win!
